01Live listing inventory
The primary live source is the authorized REALTOR.ca DDF® destination. Listing records are normalized into Commercially’s internal model while retaining source identifiers, brokerage attribution, representative information where supplied, modification timestamps and source links.
Approved Commercially custom listings are identified internally by their source and pass through a separate publishing workflow.
02Refresh and status
DDF requests use a fifteen-minute revalidation interval. Individual pages display the modification date supplied with the listing. Removed, expired and status-changed records depend on the source feed and its synchronization state.
Counts are current responses from the live feed when the page is rendered; they are not historical market totals.
03What we do not infer
Commercially does not infer market rent, vacancy, absorption, transaction volume, value, cap rate or investment performance from active listings alone. Where a listing does not supply a field, the interface hides it rather than replacing it with a zero or estimate.
04Source hierarchy
Material regulatory and process claims are checked against current legislation, government, regulator, municipality or authorized first-party data sources where available. A source link and review date are shown so the reader can inspect the current record.
Brokerage, owner, developer and listing materials are property evidence or representations—not independent authority. Secondary sources may provide context but do not replace the governing record.
05Brand, team and brokerage transparency
Commercially is the commercial real estate brand, platform and partner network; it is not a separate brokerage. Real Broker is the brokerage supporting regulated real estate services through appropriately licensed professionals.
Each DDF listing identifies the listing brokerage where the feed supplies it. Commercially and Real Broker are not the listing brokerage unless the property record expressly identifies the responsible brokerage.
06Named commercial review
Commercially Research & Editorial owns topic research, source selection, drafting, citations and updates. Slav Loban, Commercial Real Estate Division Leader, is the named commercial review owner for practical transaction framing and brokerage context.
Commercial review is not legal, tax, appraisal, environmental, engineering, accounting, lending or regulatory sign-off. Those conclusions remain with the appropriately qualified professional or authority.
07Publication workflow
Each authority resource starts with a defined owner, buyer, tenant or investor decision. The team records the primary sources, separates facts from analysis, states material limitations, connects the page to real inventory or a decision path, and checks the rendered citations, metadata and schema before publication.
A review date records when the displayed source set and material claims were checked. It is not a guarantee that an external rule or source has remained unchanged afterward.
08Commercial purpose and conflicts
Commercially is designed to generate property, advisory and brokerage inquiries. A reader may become a client or customer of appropriately licensed professionals through Real Broker, and that commercial purpose is stated rather than hidden.
Commercially does not treat a listing, featured label, asking price or source-provided metric as an endorsement or investment recommendation. Any future paid or sponsored editorial placement must be clearly identified.
09Automation and AI assistance
Software and AI-assisted drafting may organize source material, normalize listing fields and prepare initial editorial structures. Generated text is not treated as evidence, and automation does not replace the primary references displayed on the page.
Commercially remains responsible for source selection, claim framing, limitations, publication and corrections. Property-specific and professional conclusions are not delegated to an automated system.
10Corrections and review triggers
Listing corrections should first be directed to the listing brokerage shown on the property record. For a Commercially guide, market page, attribution or technical issue, email hello@commercially.ca with the URL, disputed statement, supporting source and contact information.
Material corrections update the affected page and its review date. Broken primary links, changed legislation or municipal rules, feed-method changes and credible reader reports can also trigger re-review.
