Local Office decision record

Cochrane office selection starts with change-of-tenancy and premises evidence.

Commercially Research & Editorial · Reviewed by Slav Loban

Match the incoming operator to the current Land Use Bylaw district, defined use and approval record for the exact suite. An office marketing label does not establish permission for a clinic, studio, training, service or other customer-facing operation.

Cochrane requires a change-of-tenancy review before certain renovation permits or a business licence. The Town states that a development permit may be required instead when the proposed use, floor area or prior approval does not fit the change-of-tenancy conditions.

Property-specific questions

What the listing
cannot answer.

Carry each unresolved item into the search, offer, diligence and professional-review plan.

01

Does change of tenancy apply?

Confirm the proposed business type, district, prior development approval, gross floor area and conditions with the current Town record.

02

What follows the planning review?

Coordinate any development decision with building and trade permits, fire and accessibility work, signs, inspections and business licensing.

03

Does the workplace perform?

Verify area, layout, HVAC, power, data, washrooms, security, life safety, parking, accessibility, storage and after-hours access.

04

What does occupancy really cost?

Reconcile base rent, recoveries, utilities, parking, improvements, inducements, operating hours, options, assignment, restoration and downtime.

Evaluation Framework

Go beyond
the listing fields.

Listing data begins the review. Intended use, physical condition, approvals and commercial terms require independent verification.

Cochrane decision context

Separate Cochrane's growth direction from current site permission.

Municipal sources reviewed August 26, 2026

Cochrane's exact-city feed includes office, vacant land, business opportunities, industrial and retail records. The small but varied inventory makes the exact parcel, current district, intended use, access, servicing and premises condition more useful than a broad Calgary-region label.

Cochrane's current Land Use Bylaw has been in force since February 2022 and divides the town into districts with defined uses and development standards. Envision Cochrane 2050 is the Municipal Development Plan and guides long-range planning decisions. Neither a long-range designation nor nearby construction is site-specific approval.

For office property, apply this municipal record to usable configuration, parking and transit, operating costs, fit-up condition. Each conclusion remains parcel- and use-specific.

Municipal verification

From listing label
to usable property.

Confirm each item against the current official record and qualified professional work.

01

Town-wide plan and current district

Read Envision Cochrane 2050, the current Land Use Bylaw, interactive map and every applicable area structure, neighbourhood, redevelopment or intermunicipal plan for the exact property. Preserve the date and amendment status of the source reviewed.

02

Change of tenancy

Cochrane states that a change-of-tenancy review confirms whether the proposed business and location comply with the Land Use Bylaw and must be completed before certain renovation permits or a business licence. Test the actual operator, prior use and current approval conditions before signing or opening.

03

Development and Safety Codes

A development permit and a building permit answer different questions. Reconcile use, parking, loading, signs, external impacts and appeal timing with building classification, occupant load, accessibility, fire, mechanical, electrical and trade work.

04

Land, servicing and delivery

For vacant land or new development, verify title, plan hierarchy, subdivision, roads, water, wastewater, stormwater, utilities, geotechnical and environmental evidence. Growth reports and planned infrastructure do not prove that a particular parcel is serviced or ready.
