Peace River decision context

Treat the river-valley site and approval record as one decision.

Municipal sources reviewed August 26, 2026

Peace River's exact-town feed is land-led and also contains office, industrial and multifamily records. Those counts support focused property discovery, but they do not measure vacancy, absorption or transaction volume and do not establish parcel access, slope, servicing, building condition, permitted use or investment performance.

The Town's current planning framework identifies Land Use Bylaw 2178 as the rulebook for development of land and buildings. Because some older municipal forms and historical notices can still reference Bylaw 1891, a property review should use the current bylaw, map and decision record confirmed by the Town.

For office property, apply this municipal record to usable configuration, parking and transit, operating costs, fit-up condition. Each conclusion remains parcel- and use-specific.

Municipal verification

From listing label
to usable property.

Confirm each item against the current official record and qualified professional work.

01

Current district, overlays and source date

Identify the exact parcel in the Town's current map and read Bylaw 2178, applicable overlays and statutory plans. Record the source and review date so a superseded district, form or historical permit notice is not treated as the current rule.

02

Valley land and servicing evidence

For land or redevelopment, verify title, access, topography, geotechnical and environmental conditions, flood-related records where applicable, subdivision, utilities, drainage, transportation connections and required development agreements. Policy direction is not site capacity.

03

Development and building sequence

The Town states that a development permit is generally required for new development or a change of use, subject to bylaw exemptions. Confirm development, building, Safety Codes, fire, accessibility, sign and inspection requirements before construction or occupancy.

04

Office, industrial and multifamily use

Test the intended use and operating characteristics against the district, neighbouring uses, access, parking, loading, building systems and current approvals. For multifamily property, separately verify tenancy, income, unit legality, condition and capital evidence.
