Do not select premises from this output alone. The model applies the annual escalation in 12-month steps, applies free months only to base rent, and subtracts the stated allowance as a screening assumption. It excludes GST/HST, percentage rent, deposits, financing, present value, reconciliation changes, downtime, restoration and legal effect. Allowance eligibility, payment and timing must be verified.
01 / Economics
Compare the same area and horizon.
Confirm the area used for billing, rate units, term, step dates and what additional rent includes. A smaller premises with a higher face rate can cost less in total; a lower face rate can cost more after recoveries, escalation and tenant obligations.
The model treats additional rent as a flat stated estimate. Request current budgets and available reconciliations, then review definitions, exclusions, gross-up, administration and allocation with counsel.
02 / Inducements
An allowance is not cash at signing.
Document eligible work, plans, approvals, evidence, payment timing, holdbacks, change orders, unused amounts, default consequences and ownership. A stated allowance can have different value when the tenant must finance work until reimbursement.
Base-rent-free months may not relieve additional rent, utilities, insurance, security or other charges. The tool applies free months only to base rent and keeps the stated allowance visible.
03 / Approvals
Landlord consent is not municipal approval.
Calgary requires location approval for businesses and advises users to understand requirements before entering a lease. Edmonton encourages zoning approval before signing and explains that even a permitted use can require a development permit.
Development, building, fire, health, accessibility, trade, sign and business-licence work can follow different paths. Connect the proposal, landlord work, tenant work, access, possession and rent commencement to the evidence the operation actually needs.
04 / Limits
Effective cost is not legal suitability.
The model is an undiscounted screening schedule. It does not interpret the proposal or lease, authenticate area, forecast operating costs, establish approvals, calculate tax, value renewal rights or measure business interruption.
This tool is not legal, tax, accounting, planning, building, financing or investment advice. Commercially can coordinate the property search and commercial proposal process; qualified advisors and authorities control their respective conclusions.
