A search brief is not automatically a brokerage agreement.
Identify the proposed buyer or tenant, decision authority, existing representation, permitted disclosure and intended service scope. RECA's Consumer Relationships Guide distinguishes agency, designated agency and customer relationships; the applicable relationship and services must be discussed rather than inferred from opening this tool.
A workpaper can help prepare a conversation. It does not appoint Commercially, authorize direct owner contact, create exclusivity or change another agreement.
02 / Criteria
Required means necessary—not merely attractive.
Separate non-negotiable operating, investment, planning, capital and timing constraints from preferences and flexible trade-offs. A broad request for “a good commercial deal” cannot be matched or tested consistently.
Profile-specific criteria prevent an investment mandate from being reduced to cap rate, an owner-user search from ignoring operational fit, or development land from being described by acreage without policy, servicing and evidence status.
03 / Evidence
Every important criterion needs a verification path.
State the target, source, acceptable range and unresolved question. Zoning, power, access, area, tenancy, NOI, financing, development yield and delivery condition require different property records, authorities and professional conclusions.
Keep sensitive capital and identity records out of broad search briefs. Alberta privacy guidance calls for reasonable purposes and limited collection. FINTRAC identification obligations arise at prescribed brokerage and transaction stages; this public workpaper does not perform identity verification.
04 / Interpretation
The tool defines instructions, not property suitability.
The counts display only user-entered decisions and notes. They do not qualify a buyer, verify funds, approve financing, establish representation, confirm property facts or recommend an acquisition or lease.
Carry required criteria into property-specific review, conditions, municipal and technical verification, legal documentation and the responsible brokerage process. Commercially can review a deliberately submitted mandate and compare it with authorized public or known private opportunities.
The browser workpaper is not transmitted. Use this separate form to send the market, property type, size, capital or rent range and timing intended for confidential brokerage review.
