Assembly, worship, childcare, counselling, food service, medical programs, supportive accommodation, offices and community events can create different circulation, parking, life-safety, accessibility, loading, kitchen, acoustic and scheduling questions. Record peak occupancy and accessory activities, not only the organization's name.
The builder creates search instructions. Each candidate still requires property-specific review by the municipality and appropriate legal, code, accessibility, environmental, financing and technical professionals.
02 / Economics
Model the premises as taxable until relief is documented.
A seller's, landlord's or prior occupier's exemption is not a transferable building feature. Purchase and lease budgets should carry taxes, additional rent, utilities, parking, insurance, repairs, fit-up, financing and approval costs unless current written evidence supports another treatment.
For a lease, identify who receives any tax reduction, who prepares the application, what information must be supplied and what occurs after denial or a change in use. Those are lease and diligence questions, not outcomes generated by this tool.
03 / Approvals
Tax status, planning and occupancy are separate decisions.
A possible COPTER exemption does not confirm a permitted use, development permit, building permit, occupancy approval or accessibility compliance. Likewise, an approved use does not prove a property-tax exemption. Preserve the authority, date, premises and operation attached to every decision.
04 / Brokerage mandate
Submission starts review—not representation.
A structured requirement lets an advisor screen live DDF® inventory, known private opportunities and direct-search options against the same dated operating and economic brief. Commercially must still discuss identity, authority, existing representation, service scope, confidentiality and the applicable brokerage relationship.
No owner contact or private-market disclosure is authorized by opening or editing the builder. The requirement is transmitted only when the final submit button is used.
