Local valuation framework
Airdrie publishes current non-residential assessment parameters by property type and explains its use of sales-comparison, income and cost approaches. The City's 2026 tables include ranges for rent, vacancy, operating costs, non-recoverables and capitalization rates for specific assessment categories. Those mass-appraisal parameters are unusually useful context, but they remain municipal assessment inputs—not a quoted brokerage cap rate or a promise that the subject property fits the category.
An Airdrie brokerage market review should test the subject property's actual leases, expenses, condition and utility before comparing municipal parameters or live listings. It should also keep City of Airdrie evidence distinct from Calgary and Rocky View County, even where buyers search the wider region.

Reconciliation sequence
No online calculator, assessed value or citywide price average can replace the property-specific evidence and intended professional scope.
Identify the City's assessment category and year, then treat each published range as municipal methodology context rather than a subject-property conclusion.
Normalize rent, vacancy, recoveries, expenses and capital from lease and accounting evidence, stating every departure from actual results.
Explain whether Calgary, Balzac or Rocky View County properties compete for the same audience and adjust for jurisdiction, tax, access, servicing and utility.
Define the likely buyer, owner-user or tenant, information package, marketing exposure, diligence gaps and financing conditions behind the brokerage strategy.
Property-type context
Warehouse configuration, loading, site coverage, yard, access, power and Calgary-region alternatives can outweigh a generic per-square-foot average.
Format, visibility, access, parking, co-tenancy, lease structure, recoveries and tenant covenant affect income durability and buyer fit.
Unit mix, legal status, rent evidence, vacancy, expenses, condition and capital should be reconciled independently from a published gross-income-multiplier range.
