Lethbridge explains that the assessment base includes non-residential and multi-family classes and that assessment determines each property's share of municipal taxation. The City's tax estimator uses assessment and the approved tax rate for a tax scenario. Neither the assessment nor calculated tax bill is a current sale price, but both are important owner and buyer records.
