A price field, not a valuation.

The figures below count current public listing records with a positive disclosed asking price. They do not represent appraised value, assessed value, completed sale price, market value, price per square foot, transaction volume or investment performance.

01 / Price bands

Where disclosed asking prices sit.

Percentages use only records with a disclosed asking price as the denominator. The 491 sale records without a positive public asking price remain in the coverage calculation, but not in these bands.

02 / Source classification

Disclosure by property type.

Property types are normalized source classifications. They do not establish municipal land use, zoning, building condition, legal interest or the comparability of one record to another.

03 / Exact-city analysis

Eight Alberta markets, without regional blending.

These local records use the exact source City label and exclude surrounding municipalities. They remain asking-price distributions, not citywide value or transaction reports.

Decision context

Use asking price
as a starting point.

01

For buyers

Use the bands to orient a live search, then underwrite the individual asset, income, tenancy, title, zoning, physical condition and financing.

02

For owners

A current asking-price distribution cannot price a specific property. A defensible positioning review needs relevant comparables and property-level evidence.

For researchers

Use the machine-readable aggregate with its source timestamp. Do not turn listing-record counts into transaction, value or performance claims.

Method & limitations

Exact boundaries.
No implied conclusions.

Included: active Alberta commercial listing records normalized as for sale, with approved Commercially custom listings where present.

Excluded: lease records and business-opportunity records. Records without a positive public asking price remain counted as undisclosed.

Unit: listing records, not necessarily unique buildings or parcels. A record may market a full or partial interest and may later change status or price.
