Each offering requires a property and tenancy reconstruction: legal units, rent roll, leases, deposits, arrears, utilities, operating history, deferred capital, regulatory compliance, financing and the assumptions used to normalize income and expenses.

Counts update with the authorized feed and approved Commercially custom inventory. Missing source fields are not converted to zero or estimated values.

Reconcile title, legal parcels, approved unit count, suite status, permits, occupancy, parking, utility configuration and any condominium or mixed-use structure.

Match the current rent roll to agreements, deposits, arrears, incentives, notices, vacancies, move-ins, move-outs and utility or service arrangements while protecting personal information.

Normalized operations

Rebuild recurring income and expenses from source records and separate recoveries, vacancy, bad debt, management, repairs, utilities, insurance, taxes and capital work from marketed NOI.

Condition and financing

Coordinate building, environmental, fire, accessibility, insurance, appraisal and lender review with roof, envelope, mechanical, electrical, life-safety and suite capital requirements.
