Disclosure coverage

30.8%92 records without a positive public asking price

A narrow live dataset, not a value conclusion.

The source City field must be exactly Edmonton. St. Albert, Sherwood Park, Leduc, Nisku, Acheson, Spruce Grove and other regional locality labels are excluded.

Office asking prices can describe individual condominium units, owner-user buildings and tenant-occupied investments with very different income and capital profiles. Vacancy, inducements, parking, floorplate, systems and conversion risk require separate evidence.

An asking price is not an appraisal, municipal assessment, completed transaction price, market value, price-per-square-foot conclusion or forecast.
