Current publication status

Published by the City. Recheck before signing.

The City of Edmonton's current Assessment of Properties page links a 2027 Agent Authorization Form, 2027 Authorization & Request Guidelines and a 2027 corporate-signing affidavit. The linked PDF browser titles still expose draft labels as of August 27, 2026, so owners should reopen the City's live page and use the newest City-linked version before signing or submitting.

No 2027 assessment-notice date, review period or complaint deadline is inferred from publication of the authorization forms. The City's current page, the latest linked documents and the eventual property notice control.

01 / Request pathways

Four records with different authority.

Authorization controls who may act. The selected information route controls what is requested, which tax year is available and the City's stated delivery framework.

RecordScopeCity timingControl
2027 agent representative authorizationAllows the validated representative to act for the registered owner, speak with an assessor, request current-year detail reports or proformas and submit section 299 or 300 requests. The form also states that the representative can agree to assessment or exemption-status changes. The current form says the authorization is valid until December 2027 unless revoked in writing.Confirm the assessed person, signatory capacity, representative and complete schedule of Edmonton properties. A property-management company must support its authority through the route identified by the City.
Section 299 subject-property informationInformation showing how the assessment of the owner's property was prepared. Edmonton's current guidelines limit the City request to the current year. The City states a 15-business-day response time unless the information is already available in MyProperty; a cost estimate or payment can delay when that period begins. An agent's authorization must be submitted and validated before the request is actioned. The City also reproduces the statutory complaint-stage limitation on its obligation to answer a section 299 request.
Section 300 comparable-property informationA summary of assessment information for properties comparable to the property of the owner or assessed party represented. Edmonton's current guidelines limit this request to the current year. The City states the same 15-business-day response framework, subject to MyProperty availability and the stated cost-approval or payment rule.An agent authorization must be submitted with or before the request. Define why each requested property is comparable instead of treating section 300 as unlimited discovery.
Assessment detail report or proformaA narrower City service for owners who want detailed reports rather than all information available under sections 299 and 300. The guidelines allow current-year or historical information for this route. The City states 25 business days unless the information is already in MyProperty; the cost rule can affect when the response period begins. The authorization for the owner's or assessed party's tax account must be validated before the request is actioned.

The City's stated response periods are service instructions—not a Commercially guarantee. MyProperty availability, form validity, authorization, scope, cost approval, payment and subsequent City updates can affect the actual response.

02 / Property-specific RFI

Use the form matched to the asset.

Edmonton currently publishes distinct Request for Information forms for the following categories, plus tenant-roll and income-addendum templates for specified property groups.

01 / City category

Hotels and motels

Start from the current City-linked form. Preserve the submitted version, reporting period, property schedule, source documents, transmission record and any assessor follow-up.

A form category is not a conclusion about the correct assessment model, classification or market value of a particular property. Reconcile it with the current roll, City methodology and property record.

03 / Preserve the boundaries

Access is not
the final decision.

01

Authorization is not a complaint

The City's form expressly says the authorization does not constitute a complaint to the Assessment Review Board. It does not create, extend or replace the deadline on a later assessment notice.

Review the complaint framework →
02

Section 299 is not section 300

Section 299 concerns the owner's subject-property assessment record. Section 300 concerns summarized information for comparable properties. Define the request and current tax year before selecting a form.

Build the evidence record →
03

Assessment authority is not brokerage authority

A listing, leasing or buyer-representation agreement does not automatically appoint an assessment representative. Commercially's inquiry form starts a separate brokerage conversation and does not authorize anyone to act before the City.

04 / Owner control sequence

Build one dated
assessment file.

Authority

Confirm assessed person and signatory

Match the owner to Alberta Land Titles and the assessment roll. Record whether the signer acts as owner, corporate signatory or authorized property manager, and retain the authority supporting that capacity.

Property schedule

Identify every Edmonton account

Reconcile account number, owner name, civic address and legal description. Do not use a portfolio nickname, operating-company name or brokerage file number as a substitute.

Information path

State the actual question

Select subject-property, comparable-property, detail-report/proforma or category-specific RFI material according to the current City instructions. Record year, purpose, requested items and why each is relevant.

Decision separation

Keep assessment and market strategy distinct

Municipal assessment uses statutory dates and mass appraisal for taxation. A contemplated sale or lease requires current asset, income, occupancy, physical, market and execution evidence. One record can inform the other without becoming the same conclusion.

Who, how and why

Primary-source owner guidance.
Not assessment representation.

Who: Commercially Research & Editorial, with commercial review by Slav Loban.

How: The publication status, authority terms, request types and stated timing are transcribed from Edmonton's current assessment page, 2027 authorization materials and authorization FAQ, then checked against Alberta's assessment-information guidance. No property result or unpublished 2027 calendar date is inferred.

Why: To help commercial owners preserve authority, confidentiality and evidence before a later assessment or brokerage decision.

Scope: Educational brokerage intelligence. Commercially does not submit the City forms, act as an assessment complaint agent, provide legal advice or guarantee a municipal response through this page.

Corrections: Email hello@commercially.ca with the current City source and observed change.

Separate commercial decision

Owner record controlled.
What should the property do?

Share the Edmonton property, asset group, occupancy, current assessment context and owner objective. Commercially can discuss a confidential sale or leasing market review through the licensed brokerage team. This form does not appoint an assessment representative.
