Commercial decision context

Connect inventory to zoning, permits and occupancy.

Reviewed August 26, 2026

Lethbridge's live commercial inventory includes land, business opportunities, multifamily, office and industrial property. A listing record does not establish that a proposed business, development or occupancy is allowed; that conclusion begins with the parcel's current zoning and the exact use defined in the municipal bylaw.

The City identifies Land Use Bylaw 6300, effective September 1, 2020, as the current land-use framework. Its development-permit guidance says zoning approval is the first step for starting or moving a business, constructing or renovating a building, signage and other development activity.

Before commitment

Four records
to reconcile.

These are verification workstreams, not representations that a listed property is suitable or approved.

01

Parcel zoning and allowable use

Use the City's WebMAP and current Bylaw 6300 to identify the district, permitted or discretionary uses and parcel rules. Confirm the buyer's or tenant's actual operation rather than matching only a broad listing property type.

02

Development approval

The City separates a development permit from a building permit and identifies specific checklists for commercial, industrial and multi-unit work. Current title, drawings and, for identified areas, abandoned-well confirmation can form part of a complete application.

03

Change of use and occupancy

The City defines change of use as converting land, a building or a tenant space from one approved use to another. As of February 1, 2026, applicable new commercial and industrial buildings and commercial change-of-occupancy projects use the City's Certificate of Occupancy process.

04

Planning context

Review the Municipal Development Plan and applicable area plans before relying on future land use. The City's Commercial and Industrial Development Study is a planning input, not parcel-specific permission or current market-value evidence.

Licensed commercial service · Lethbridge

Lethbridge brokerage decisions need one accountable property and operating record.

Commercially connects Lethbridge's exact-city DDF inventory with owner, buyer and tenant intake, with brokerage services through Real Broker. Listing records support discovery; they do not prove agency, permitted use, completed value, market rent, transaction volume or investment performance.

City and County opportunities may answer the same search while remaining different approval, servicing, assessment and tax files. Property-specific brokerage work should keep those records distinct and identify which conclusions require legal, appraisal, tax, environmental, engineering or municipal review.

01 · Owners & landlords

Sale and leasing representation

Reconcile title, occupancy, leases, income, condition, approvals and owner timing before defining the audience and exposure. A brokerage market review is not an appraisal or a guarantee of price, tenant demand or timing.

03 · Tenants & occupiers

Tenant and site representation

Start with the proposed activity, logistics, utilities, area, improvements, complete occupancy cost and opening schedule. Land-use classification, development approval, building work and occupancy each answer different questions.
