Commercial Building Evidence Tool

Know the scope.
Control the record.

Build a source-controlled record of buildings, report coverage, material locations, project evidence, waste records, cost and unresolved responsibility.

Private property workpaper

Track survey scope, material status and work evidence separately.

Index buildings, reports, exact locations, project records, waste evidence and responsibility without issuing a presence, exposure, compliance, clearance or cost score. Entries remain in this browser tab.

Area / materialScope / sourceStatus / responsibilityAction

01 / Coverage

Begin with every building and planned disturbance.

Index additions, floors, tenant areas, equipment and inaccessible spaces. Match each report to the actual property and proposed renovation, demolition or continued-use decision.

A limited survey, building age or visual tour cannot establish the status of areas outside its scope.

02 / Status

Use the qualified source terminology.

Keep confirmed, assumed, suspect, inaccessible, removed, encapsulated, enclosed and cleared records distinct. Record the report author, client, date, method, sample, laboratory, reliance and limitation.

A Phase I environmental site assessment addresses a different scope and should not be described as a hazardous building-material survey.

03 / Work evidence

Notification is not approval. An invoice is not clearance.

Index work procedures, Alberta OHS notification where applicable, municipal permits, qualified contractors, monitoring, clearance, waste classification, carrier and receiving evidence by exact work area.

Do not classify materials or wastes inside the tool. The responsible professionals and authorities control those conclusions.

04 / Interpretation

The register controls evidence. It does not identify a material.

User-selected counts do not establish presence, absence, exposure, compliance, clearance, cost or legal responsibility. Do not enter personal health information, privileged advice or unauthorized test results.

Commercially coordinates licensed real-estate search, marketing and transaction evidence. Qualified occupational, environmental, technical and legal professionals control the work.
