01 / Premises

The denominator starts at the boundary.

Identify the building, floor, suite, storage, mezzanine, patio and every exclusive, shared or separately charged area. Keep marketed, lease, occupant, rentable, usable and gross figures distinct until their scope and units match.

Alberta's Residential Measurement Standard expressly does not apply to commercial, industrial or retail premises. Do not substitute a residential RMS result for the commercial transaction record.

02 / Standard

“BOMA” alone is not a measurement basis.

BOMA publishes different standards and editions for office, industrial, retail, mixed-use, gross areas and other property types. Record the full property-type standard, edition, method, preparer, date and source calculation.

BOMA also explains that its standards do not choose the lease methodology for the parties. The agreement, measurement scope and qualified professional must align.

03 / Economics

One area difference can affect several charges.

Apply base and additional rent to each unresolved rentable or billed area to expose annual sensitivity. Then review proportionate share, tax, operating-cost, management-fee and escalation definitions in the actual lease.

The tool's rentable-to-usable relationship is simple arithmetic. It is deliberately not called a BOMA load factor, because the official terminology and calculation depend on the selected standard and complete measurement.

04 / Interpretation

The workpaper identifies the decision. It does not measure the building.

User-entered records and status labels do not validate plans, boundaries, area, rent, allocation, code capacity, value or lease meaning. Assign discrepancies to the appropriate measurement professional, landlord, tenant, broker or counsel.

Commercially coordinates licensed real-estate search, marketing and transaction evidence. It does not reproduce BOMA standards, certify an area, interpret a lease or provide architectural, engineering, appraisal, accounting, tax or legal advice.
