Calgary's exact-city inventory must remain separate from Rocky View County, Airdrie and Chestermere records. The regional market can shape a search, but the legal parcel determines the land-use district, municipal file, access, servicing, taxes and approval authority.

The City identifies Land Use Bylaw 1P2007 as the current regulatory framework and publishes its current PDF, maps, districts and amendments. Calgary is developing a new zoning bylaw, but draft and engagement materials do not replace the bylaw and approvals currently in force.

Current district and defined use

Confirm the exact parcel or unit, current district, use definition, permitted or discretionary status, Direct Control rules and every applicable policy or overlay. A listing category and a municipal use are different evidence.

Compare the full business activity with the space's current approved use, prior permits, conditions and plans. Determine whether location approval, a change of use, relaxation, development permit or other review is required before commitment.

Building, trades and occupancy

Reconcile construction, occupant load, accessibility, fire protection, HVAC, plumbing, gas, electrical, signs and inspections with the current commercial permit path. Planning approval does not establish building-code compliance or permission to occupy.
