Source-backed facts.

This page is generated from commercial listings whose source locality field is Calgary and whose province is Alberta. Commercially presents the public market name as Calgary. Counts and property details change as the REALTOR.ca DDF® feed is refreshed.

Commercially does not infer vacancy, rent, absorption, cap-rate or transaction-volume statistics from active listing inventory.

Commercial decision context

Connect Calgary inventory to the current parcel, approved use and delivery record.

Reviewed August 26, 2026

Calgary's exact-city inventory must remain separate from Rocky View County, Airdrie and Chestermere records. The regional market can shape a search, but the legal parcel determines the land-use district, municipal file, access, servicing, taxes and approval authority.

The City identifies Land Use Bylaw 1P2007 as the current regulatory framework and publishes its current PDF, maps, districts and amendments. Calgary is developing a new zoning bylaw, but draft and engagement materials do not replace the bylaw and approvals currently in force.

Before commitment

Four records
to reconcile.

These are verification workstreams, not representations that a listed property is suitable or approved.

01

Current district and defined use

Confirm the exact parcel or unit, current district, use definition, permitted or discretionary status, Direct Control rules and every applicable policy or overlay. A listing category and a municipal use are different evidence.

02

Approved use and proposed operation

Compare the full business activity with the space's current approved use, prior permits, conditions and plans. Determine whether location approval, a change of use, relaxation, development permit or other review is required before commitment.

03

Building, trades and occupancy

Reconcile construction, occupant load, accessibility, fire protection, HVAC, plumbing, gas, electrical, signs and inspections with the current commercial permit path. Planning approval does not establish building-code compliance or permission to occupy.

04

Land and redevelopment delivery

For land or redevelopment, verify title, plans, subdivision, access, utilities, stormwater, environmental and geotechnical evidence, off-site obligations and current approvals. Policy direction and a proposed zoning framework do not make a site development-ready.

Licensed commercial service · Calgary

Commercial brokerage for the decision—not just the listing search.

Commercially combines exact-city Calgary inventory with owner, acquisition and tenant-representation pathways, with brokerage services through Real Broker. The live feed is a discovery record; a brokerage mandate begins only after the parties, property or requirement, services, relationship, confidentiality, compensation and duration are understood.

Calgary property decisions are parcel- and operation-specific. Brokerage work can organize the search, marketing process, evidence and negotiation, while municipal, legal, tax, appraisal, environmental, engineering, financing and other conclusions remain with the appropriate current records and qualified professionals.

01 · Owners & landlords

Disposition and leasing representation

Define the owner objective, property interest, evidence record, occupancy, target audience, disclosure controls and reporting plan before exposure. Active listing counts describe current asking competition—not completed transactions, value or a guaranteed marketing result.

02 · Buyers & investors

Acquisition representation

Translate capital, return, operating, location and timing requirements into one accountable search. Public inventory, qualified private introductions and diligence evidence should remain distinct; access to a listing does not by itself establish representation.

03 · Tenants & occupiers

Tenant and site representation

Start with the actual use, size, loading, access, building systems, total occupancy cost, improvement scope and delivery date. Compare the requirement with Calgary's current land-use and permit record before treating a space as operationally suitable.
