Lethbridge's live commercial inventory includes land, business opportunities, multifamily, office and industrial property. A listing record does not establish that a proposed business, development or occupancy is allowed; that conclusion begins with the parcel's current zoning and the exact use defined in the municipal bylaw.

The City identifies Land Use Bylaw 6300, effective September 1, 2020, as the current land-use framework. Its development-permit guidance says zoning approval is the first step for starting or moving a business, constructing or renovating a building, signage and other development activity.

Parcel zoning and allowable use

Use the City's WebMAP and current Bylaw 6300 to identify the district, permitted or discretionary uses and parcel rules. Confirm the buyer's or tenant's actual operation rather than matching only a broad listing property type.

Development approval

The City separates a development permit from a building permit and identifies specific checklists for commercial, industrial and multi-unit work. Current title, drawings and, for identified areas, abandoned-well confirmation can form part of a complete application.

Change of use and occupancy

The City defines change of use as converting land, a building or a tenant space from one approved use to another. As of February 1, 2026, applicable new commercial and industrial buildings and commercial change-of-occupancy projects use the City's Certificate of Occupancy process.

Review the Municipal Development Plan and applicable area plans before relying on future land use. The City's Commercial and Industrial Development Study is a planning input, not parcel-specific permission or current market-value evidence.
