Property-specific questions
Carry each unresolved item into the search, offer, diligence and professional-review plan.
Identify the exact plan, district and any direct-control schedule. Do not apply an industrial-area conclusion to a parcel outside that record.
Review ownership, legal description, caveats, easements, utility rights, restrictive interests, access and any assembly or consolidation requirement.
Test roads, approaches, water, wastewater, stormwater, power, gas, fire protection, landscaping and development-agreement work.
Model acquisition with studies, applications, levies, infrastructure, carrying period, financing, contingency and the area that can actually support the intended project.

Evaluation Framework
Listing data begins the review. Intended use, physical condition, approvals and commercial terms require independent verification.
Parkland County decision context
Parkland County's exact-feed inventory is overwhelmingly vacant land. That makes the title, planning hierarchy, district, subdivision status, access, servicing, environmental constraints, development agreement and off-site obligations more important than a broad county-level property label.
Parkland County adopted Municipal Development Plan Bylaw 2024-22 on February 25, 2025 and Land Use Bylaw 2025-12 on May 27, 2025. The County states that the Land Use Bylaw governs development and includes current schedules such as the Acheson Industrial Area Direct Control District; the former 2017-18 bylaw is no longer in effect.
For land property, apply this municipal record to land-use designation, servicing and access, environmental history, development timing. Each conclusion remains parcel- and use-specific.
Municipal verification
Confirm each item against the current official record and qualified professional work.
Use the current Municipal Development Plan, applicable area structure or redevelopment plan, Land Use Bylaw 2025-12 and parcel map. A future industrial or commercial policy designation is not the same as current zoning, subdivision or development approval.
Determine whether the parcel is within Acheson, Fifth Meridian, Big Lake or another plan or direct-control area. Parkland County publishes an Acheson Industrial Area Structure Plan and a specific Land Use Bylaw schedule; conclusions must follow the exact parcel and current amendments.
For land assembly or subdivision, verify conceptual-scheme or statutory-plan requirements, road access, reserves, engineering, servicing, environmental work, development agreements and current off-site levies. An advertised parcel size does not establish net developable area or total project cost.
The County states that commercial, industrial, land preparation and changes in use or intensity can require a development permit, followed by applicable Safety Codes permits. Other provincial, federal, title and easement obligations remain the applicant's responsibility.
