A campaign begins with owner instructions and brokerage scope.

Confirm the registered owner, included interest, signing authority, transaction method, confidentiality perimeter, services, approvals, costs, cooperating-brokerage approach and decision gates. A draft workpaper does not create a listing agreement or authorize publication.

RECA describes listings, websites, social posts, email, print, signs and videos that promote services as advertising. The responsible licensee and brokerage must be clearly identified, and the advertising must be truthful and not misleading.

02 / Claims

Every material statement needs a dated source and status.

Separate owner-supplied facts, public records, third-party reports, brokerage analysis and buyer assumptions. Control area, zoning, permits, income, cap rate, tenancy, condition, servicing, power, development yield, environmental and future-use language according to the underlying evidence.

The Competition Bureau considers both literal wording and the general impression. Fine print should not be expected to repair a headline, image, metric or omission that creates a materially misleading impression.

03 / Distribution

One fact set can require several disclosure tiers.

Define what may appear publicly, what requires qualification, what follows an NDA and what belongs only in diligence or legal channels. Limit personal and confidential information to a reasonable, disclosed purpose with appropriate access and retention controls.

For commercial email and similar electronic messages, identify the consent basis, sender, contact information, unsubscribe mechanism and suppression process. A published business address is not a universal licence for unrelated mass outreach.

04 / Measurement

Report decisions—not vanity traffic.

Define page visits, source, inquiries, qualified parties, information releases, tours, questions, offers and decline reasons with consistent definitions. Owner reporting should separate activity from verified demand and should never fabricate buyer interest.

Set dates and evidence thresholds for widening, repositioning, pausing, calling for offers, correcting claims or relaunching. The workpaper records user selections; it does not verify authority, approve advertising or predict exposure, price, timing or results.
