Readiness begins with authority and scope.
Before marketing, identify the registered owner, signing authority, included real property, equipment or business assets, exclusions, existing representation, lender constraints, ownership objectives, timing and confidentiality. A title search, service agreement and owner instruction answer different parts of that record.
The owner may be choosing among a sale, refinancing, lease-up, recapitalization, partnership, phased land transaction or no transaction. The tool does not assume that immediate public exposure is the correct result.

Assemble records before claims.
Current title, municipal assessment, zoning, permits, tenancy, collections, expenses, building condition, environment, insurance and development evidence have different sources, dates and reliance limits. “Available” is not the same as current, complete or professionally verified.

Separate an approved public fact set from qualified-party material, diligence records and legal or otherwise controlled information. Protect resident, tenant, guarantor, employee and owner information according to lawful purpose and reasonable safeguards.
Current asking competition can support brokerage positioning, but it is not completed-sale evidence, vacancy, absorption, demand, appraisal or a guaranteed result. Every marketed specification and financial metric should trace to a dated source and visible assumption.

Coverage is not professional clearance.
The displayed percentage records only the owner's selections. It does not verify a document, resolve a title or permit issue, approve disclosure, determine value or conclude that a property is ready to list, finance, inspect or sell.
Legal, tax, accounting, appraisal, environmental, engineering, privacy, lending and regulatory conclusions remain with the appropriately qualified professional or authority. Commercially can organize a confidential brokerage review and property-specific market process.
