01 / Basis

Normalize the full consideration.

Record fixed price, area assumptions, included assets, deferred or contingent consideration, vendor financing, holdbacks, adjustments and estimated owner costs on the same basis. A higher nominal price can provide less immediate cash or transfer more collection and performance risk.

The close-cash output is a screening bridge, not seller net proceeds. It does not calculate debt payout, income tax, GST/HST treatment, closing adjustments or remedies.

02 / Deposits

A deposit is not extra purchase price.

Compare amount, due date, holder, increase schedule, written trust terms, closing credit and release mechanics. The tool shows deposits separately because adding them to stated price would double count consideration.

Deposit size alone does not establish buyer capacity, enforceability, refundability, forfeiture or closing certainty. The agreement, facts and applicable law control.

03 / Evidence

Unknown is not negative—or verified.

The evidence fields record whether defined material has been provided or reviewed. They do not score its quality, authenticate a buyer, approve financing or predict completion.

RECA rules govern Alberta licensee conduct. FINTRAC separately prescribes real-estate record keeping, including receipt-of-funds records when applicable. Personal and financial evidence should move through an approved, proportionate process—not a public listing inquiry.

No automatic winner.

Compare price, cash timing, deposits, conditions, access, assignment, representations, seller work and closing as a single execution path. Preserve the original documents and every revision; do not convert incomplete evidence into a probability percentage.
