Begin with the wall, ground and viewing direction.

Map every building face, pylon panel, monument, freestanding structure, window, directional sign and proposed location. Identify parcel, common-property and shared-site boundaries, advertiser and sign type.

A blank panel, legacy sign or marketing elevation does not establish that the area belongs to the property or is available to the next tenant.

02 / Authority

Private consent and public approval are different records.

Separate title, condominium, landlord, lease and sign-criteria control from municipal land-use, sign, building and electrical records. For relevant properties, add the separate Alberta provincial-highway workstream.

Calgary and Edmonton use different sign frameworks. The address, current sign type, advertising copy, applicable bylaw, approved plan and authority record—not a generic size rule—control the next question.

Match the installed sign to the current file.

Index approved plans, permits, conditions, comprehensive sign plans, owner approvals, engineering and electrical records, inspections, agreements, invoices and dated photographs. Mark relocated, altered, rebranded, removed and superseded signs explicitly.

Keep permit issuance, installation, inspection, energization, operation and transfer status separate. Missing evidence is an unresolved action, not proof of compliance or non-compliance.

04 / Interpretation

The register controls evidence. It does not approve a sign.

User-selected status counts do not validate a property right, permit, plan, structure, wiring, copy, visibility, income or transferability. Assign each material conclusion to the responsible authority or qualified professional.

Commercially coordinates licensed real-estate search, marketing and transaction evidence. It does not interpret leases or title, determine permit requirements, certify signs, approve designs or replace planning, engineering, electrical, insurance or legal advice.
